This station is located in a primary industrial area on the bank of the Fraser River. Located on flat terrain with no vegetation combined with nearby industrial equipment, the station sees above average temperatures for the area. Its location in north Surrey next to the Fraser River puts the elevation only slightly above sea level. This is an elevation well below most of the City of Surrey which can have the effect of moderating winter conditions.
